"Preparing Your Home" Checklist 

View a list of repairs that help maintain your home's value as well as the small things that buyers notice which may ensure or cost the sale.

Major Repairs – keep house from losing value

roof condition
structural integrity
water damage
heating, air conditioning, electrical, plumbing fixtures

Maintenance make a list of what needs to be fixed in every room

cracked windows
leaky facets
broken light fixtures
missing switch plates
holes in walls or doors
pealing wallpaper
sagging or torn screens
spots on carpet
squeaky doors
missing or broken tile
stained caulking
missing grout
loose handles
loose stairs or railing
repaint if necessary

 Clear Out

box up all unneeded and unwanted items
sell or donate things you will not be taking with you 
pack up next season’s clothing and recreational gear
remove half of the contents of closets and cupboards
pay attention to linen closets
    use plastic bins to organize children’s toys, and other miscellaneous items
move these items to garage, basement, or storage locker
remove and replace fixtures or personal property which you will take with you
depersonalize house--remove – children’s posters, refrigerator magnets, awards and trophies, excessive photo collections, personal knick-knacks
put away any valuables or family treasures

Clean-Up

Begin with a thorough spring-cleaning
Kitchen and Baths must be extra clean
Keep appliances sparkling
Clean off counter tops
Make sure sinks, toilet bowls, and tubs are spotless 
Clean windows
Perform thorough cleaning of every room
Wash walls, doors, and cupboards
  Clean fire places, window ledges, wood and tile floors
Consider having carpet professionally cleaned
Organize basement, garage, and other storage spaces
Power-wash driveway and walk 
Consider resealing asphalt drive
Continue with daily chores: vacuuming, dusting, making beds, emptying trash, mowing lawn, edging walk, removing snow
Keep yard clear of toys, garbage cans, and clutter
Keep cars out of sight
Keep Garage doors closed

 Appeal to the 5 senses

Sight
  curb appeal
  lighting  (light, bright, and uncluttered)
  turn on lights
  open curtains
  turn on outside lights in the evening
  set dimmers to create warmth and intimacy flowers, plants 

 Sound – best sound is silence
  remove noises
  turn off appliances
  close windows facing busy streets
  turn off TV

 Taste – make home appetizing
clear counters
  set out baskets of fruit or bread
  set table for dinner party

      Touch
comfortable temperature
  soft carpet
  tight door knobs
  easily opened drawers
  doors that click shut
  facets that turn easily

Smell
neutralize pet odors
  find an out of the way area for pets
  clean cooking areas with vinegar
  trash compactors, garbage collectors and trash bins
clean and empty often
  sprinkle with baking soda
professionally clean carpeting, upholstery, and curtains to remove smoke  use flowers, lightly scented candles or potpourri
